Quartierkonzept vom großen Versorger
Nachdem bisher die Erstellung von innovativen und energetisch optimierten Quartierkonzepten eher ein Thema von spezialisierten Planungsbüros war, überraschten große Versorgungsunternehmen auf der Eworld in Essen mit solchen Konzepten und Beispielen.
Die großen Versorger sind im Umbruch, nicht zuletzt sieht man das an den Umstrukturierungen von Eon und RWE. Ein großes Zukunftsthema ist die Digitalisierung der Energiebranche, die auf der Eworld an vielen Ständen angepriesen wurde. Aber auch die Energiewende geht an den Versorgern – nicht zuletzt bei der Marge – nicht spurlos vorbei. Neue Ideen werden gesucht, auch um Umsätze in die Zukunft mitnehmen zu können. Eine Idee: Nicht mehr nur der schnöde Versorger von Strom oder Gas zu sein, der austauschbar ist und ständig im Preiskampf bestehen muss. Sondern größere Konzepte realisieren, bei denen man sich unersetzlich macht.
So stellte die Eon auf der Eworld in Essen eine Quartierslösung für Berlin vor, die sich schon in der konkreten Planungsphase befindet, nachdem der Versorger eine entsprechende Ausschreibung gewinnen konnte. Es geht dabei um ein neues Quartier „Tegel“, das gebaut werden soll, nachdem der Flugbetrieb des TXL an den BER abgegeben worden sein wird („wird“ oder besser „würde“ – egal). Ein neues Quartier soll dort entstehen, ein halbes Jahr nachdem der erste Flieger am BER abgehoben hat, wird Tegel (vielleicht) geschlossen. Dann soll ein Forschungs- und Industriepark entstehen, genannt „The Urban Tech Republic“. Das Konzept zeigt in die Zukunft: Weil immer mehr Menschen weltweit im städtischen Raum leben werden, sollen neue Konzepte den effizienten Einsatz von Energie, nachhaltiges Bauen, umweltschonender Mobilität, Recycling, die vernetzte Steuerung von Systemen, sauberem Wasser und den Einsatz neuer Materialien verbinden.
Und klein-klein war gestern: Das Projektgebiet Tegel umfasst eine Fläche von 211 Hektar und soll Platz für 20.00 Arbeitsplätze bieten. In der Umgebung sollen Wohnviertel für 18.000 Menschen entstehen, als Herzstück soll die Beuth Hochschule für Technik in das zentrale Terminalgebäude einziehen. In vier Bauabschnitten wird das Gelände entwickelt - für Industrie, Start-Ups und Technologiezentren. Die Entwicklung des Gesamtprojektes wird derzeit von der Tegel Projekt GmbH mit 32 Mitarbeitern vorangetrieben. Am vergangenen Dienstag wurde die „Förderkulisse“ des Senats in Höhe von über 100 Mio. Euro beschlossen.
Eon hat dort nicht im Sinne, möglichst viele konventionelle Energieträger zu verkaufen, sondern das Quartier vielmehr zum größten Teil mit Erneuerbaren Energien zu versorgen. Dazu sollen die neuen Gebäude mit PV bestückt werden, biogasbetriebene BHKW´s sollen Wärme bereitstellen. Das Gelände wird mit einem Niedertemperatur-Wärmenetz durchzogen, das für den Ausgleich von Erzeugung und Verbrauch auf der riesigen Fläche sorgen soll. Um den Ausgleich zu optimieren, werden in den Gebäuden Wärmepumpen installiert, die je nach Bedarf aus der Niedertemperatur entweder Heizwärme oder Kälte erzeugen. Ein Teil der Wärme wird per Geothermie gewonnen, auch die Wärme aus Abwasser soll wiederverwertet werden. Ziel ist es, möglich wenig externe (konventionelle) Energieträger in das Areal hineinzubringen.
Ein ähnliches Projekt (technisch etwas anders gestaltet) hat die Eon bereits in nördlicheren Gefilden realisiert: Im schwedischen Hyllie wurde ein Quartier mit 10.000 Bewohnern und über 10.000 Arbeitsplätzen nach Unternehmensangaben zu 100 % mit erneuerbarer oder wiederverwerteter Energie versorgt, allein 70 % des Stroms werden im Areal selbst aus Erneuerbaren Energien erzeugt.
Eon ist in diesem Feld jedoch nicht alleine: Auch andere Versorger wie die EnBW stoßen in diesen Bereich vor und erwarten dort zukünftig gute Geschäfte. Und auch die Beraterbranche profitiert, so hat die renommierte Kanzlei BBH auf der EWorld einen eigenen Arbeitskreis vorgestellt, der die steigende Komplexität der Geschäftsmodelle bei Quartierlösungen bearbeitet.
